Platform Performance & Market Dynamics
  • Groundfloor Challenges: The platform experienced significant operational difficulties with loan origination. Many loans I invested in were returned after several weeks, creating a supply shortage that persisted until September. The platform eventually expanded their loan pipeline significantly to meet growing investor demand, and began offering select loans exclusively to accredited investors as an experimental approach.
  • Marketplace Evolution: As the loan shortage continued across multiple platforms, I expanded my research into alternative investment opportunities. This exploration led me to discover promising real estate crowdfunding platforms including RealCrowd, CrowdStreet, and YieldStreet, which offered more diverse investment options.
  • DLI Fund Analysis: The Direct Lending Income Fund maintains a well-diversified portfolio with a 50/50 split between secured and unsecured loans. This structure provides solid high returns with low risk and predictable yields. Given this baseline performance, I’ve revised my strategy for commercial real estate (CRE) investments, recognizing that higher-risk CRE opportunities should deliver at least 5% higher returns than DLI Fund to justify the additional risk. Current market conditions, including rising interest rates, are negatively impacting real estate returns, and I anticipate increased loan delinquency rates in the coming years.
  • iFunding Status: The platform has been inactive since September with no new deals posted, effectively making it a non-viable investment option.
  • YieldStreet Demand: Investment opportunities on YieldStreet sell out extremely rapidly. For example, the Select Litigation Financing I deal launched on Saturday, December 25th at 8 AM EDT was already 90% funded by the time I checked my email at 8 AM PDT. This demonstrates the need for proactive engagement – I should maintain regular communication with their team to prepare for upcoming opportunities.
